Residential Inspections

Buying a home is a significant investment, and it's essential to have a thorough inspection beforehand to prevent unexpected expenses. My typical home inspection is designed to uncover common defects, providing you with a clear understanding of the investment you're making.

Pool & Spa Inspections

I carefully inspect pools, checking everything from water quality to structure, to make sure they're safe and in good condition. With attention to detail and expertise, I ensure your pool meets all necessary standards for enjoyment and peace of mind.

Sewer Line Inspections

As I inspect sewer lines, I carefully examine for any signs of blockages or damage, ensuring optimal functionality. With thorough assessments, I strive to identify potential issues early, saving you from costly repairs down the line.

Rental Property Inspections

SB 326 and SB 721 are California laws requiring mandatory inspections of exterior elevated elements (EEEs), such as balconies, decks, and walkways, to ensure structural safety. SB 721 applies to apartment buildings with three or more units, while SB 326 focuses on condominiums and HOAs, mandating inspections every nine years by a licensed professional.

The Best Modern Report in the Industry

The Best Modern Report in the Industry

While I encourage my clients to walk through the home with me, I understand that you may be too busy and might not have the time to do so.

Regardless of whether or not you attend the inspection, I will compile a comprehensive Spectora report, which includes all the information you need to determine the condition of the home.

I will deliver my report within 24 hours of the conclusion of your home inspection, so that you can quickly access a full overview of my findings and discuss them with me and your agent.

Home inspections generally take 2 to 4 hours to complete. The duration of a home inspection depends on many factors such as the size of the home, the condition of the home, and the ability to access certain areas of the home (roof, crawl space, attic, etc.).

Although it is not necessary, we do recommend that you attend the inspection so you can ask questions and learn more about the home. You will learn a lot from the inspection report, but we always encourage you to attend!

It is important to note that no house is perfect.
